Digital Growth & Marketing

Direct Demand, Built Deliberately.

Websites, search, advertising, guest CRM and analytics for hotels and villas in Santorini, planned as one commercial system and tied to how your property actually sells rooms.

Our approach

Marketing that answers
to the P&L.

Most independent properties in Santorini do not lack digital activity. They have a website, a few campaigns, an Instagram account and a booking engine. The trouble is that these pieces were often bought separately, briefed separately and measured separately. Nobody can say with confidence which of them produces profitable bookings, and which simply produce traffic.

We approach digital growth the other way round. We start with the commercial questions an owner actually cares about: which stay dates need demand, which markets are worth paying to reach, what a direct booking costs compared with an OTA reservation, and how much of the guest relationship the property owns after check-out. The website, search, advertising, CRM and reporting are then shaped to answer those questions.

Through our collaboration with PAVLA, we connect hospitality expertise with advanced digital strategy, performance marketing, technology, and analytics. NERION leads the commercial direction and remains your point of contact; PAVLA’s specialists carry out the digital and technical delivery.

What we deliver

Seven disciplines.
One commercial plan.

Each discipline below can be scoped on its own, but they work best when planned together, because each one feeds the next. A search strategy is only as good as the pages it sends guests to, and an advertising budget is only as accountable as the tracking behind it.

Hotel Website Design & Development

Your website is the one sales channel where you set the presentation, the rate and the relationship. We design and build custom hotel websites that feel as considered as the property itself, and that make it easy for a guest who is ready to book to do so without leaving for a third-party site.

  • Custom premium hotel and villa websites
  • WordPress development on a maintainable build
  • Booking-focused UX and clear room and rate presentation
  • Responsive design for mobile-first browsing
  • Performance optimisation and fast page loads
  • Booking engine integrations
  • Conversion optimisation from landing page to confirmation

Search Engine Optimisation

Guests researching Santorini search for villages, views, room types and experiences long before they search for a hotel name. We build visibility around those journeys, in the languages of the markets you want to attract, and keep the technical foundations sound so search engines and AI assistants can understand what you offer.

  • Technical SEO audits and remediation
  • Content strategy aligned to booking intent
  • Destination SEO for Santorini villages and experiences
  • International SEO and multilingual structure
  • Structured data for hotels, rooms and offers
  • Local search and Google Business Profile visibility
  • AI search discoverability

Google Advertising

Paid search is where much of the battle for direct bookings is fought, including on your own brand name. We plan campaigns around the dates and markets that matter to your revenue strategy, and judge them on bookings and cost of acquisition rather than clicks.

  • Search Ads, including brand protection
  • Google Hotel Ads and metasearch presence
  • Performance Max, where appropriate to the property
  • Remarketing to engaged visitors
  • Conversion tracking tied to booking value
  • Ongoing campaign optimisation and budget pacing

Meta Advertising

Facebook and Instagram are where many travellers first picture themselves somewhere. We use them to build demand in the right audiences and to bring back guests who have already shown interest, with creative that reflects the property honestly.

  • Facebook and Instagram campaign planning
  • Prospecting in priority source markets
  • Remarketing to website visitors and past guests
  • Creative strategy and asset direction
  • Audience and placement testing

Direct Booking Growth

Traffic only matters if it converts. We look closely at the path from first visit to confirmed reservation, remove the friction that sends guests back to an OTA, and make sure every direct booking can be traced to the channel that produced it.

  • Booking funnel analysis and optimisation
  • Campaign and seasonal landing pages
  • Offer and package presentation
  • End-to-end conversion tracking
  • Booking engine UX review
  • Channel attribution and cost of acquisition analysis

CRM & Guest Retention

A guest who books direct and returns is among the most valuable relationships a property can have. We help you collect guest data properly, communicate with care, and give past guests good reasons to come back, booking direct.

  • Guest segmentation by stay, market and value
  • Email campaigns and seasonal newsletters
  • Repeat guest strategies
  • Automated pre-arrival and post-stay communications
  • Upselling of transfers, dining and experiences

Analytics & Reporting

Decisions are only as good as the data behind them. We set up measurement that respects guest consent, connects marketing activity to booking revenue, and produces reports an owner can read in minutes rather than hours.

  • Google Analytics 4 configuration
  • Google Tag Manager implementation
  • Consent-aware tracking
  • Marketing performance dashboards
  • Attribution analysis across channels
  • Commercial reporting for owners and investors

A principle

A beautiful website that fills the wrong nights, at the wrong rates, through the wrong channels, is not a growth strategy. It is an expense with good photography.

The integrated angle

Why digital growth must connect
to revenue and operations.

Marketing decides who arrives, when and at what price. That makes it a commercial function, not a creative one alone. When it is run in isolation from revenue management and operations, the property pays for it twice: once in media spend, and again in discounting, empty shoulder-season nights or service under strain.

In isolation

Marketing that runs on its own calendar

Campaigns are briefed by season rather than by need. Promotions push peak dates that would have sold anyway, and the reports measure activity rather than outcome.

  • Spend concentrated on dates already pacing well
  • Discounts that undercut BAR without a clear reason
  • OTA dependency left unchallenged
  • Reporting on clicks, reach and impressions
  • No shared view between marketing and the front office

Integrated

Marketing guided by pace, rates and capacity

Campaigns follow the revenue strategy. Budget goes where pickup is soft and margin is worth defending, and operations know what demand is coming and from whom.

  • Activity planned against pace and stay-month gaps
  • Offers designed within rate and length-of-stay strategy
  • Direct share and cost of acquisition tracked over time
  • Reporting on bookings, ADR and net revenue by channel
  • Guest information passed on to improve the stay itself

How an engagement runs

From audit to
steady improvement.

We would rather understand what is working before changing anything. Every engagement follows the same broad rhythm, scaled to the size of the property and the scope you choose.

  1. Audit

We review your website, booking engine, search visibility, campaigns, tracking and channel mix, and we look at how direct bookings currently compare with OTA reservations in volume, rate and cost.

  2. Plan

We agree priorities with you: which markets and stay periods to focus on, which fixes come first, what the budget should be and how success will be measured. The plan is written down, costed and realistic.

  3. Build

PAVLA's team carries out the agreed work, whether that is a new website, technical SEO corrections, new campaigns or a proper analytics setup, with NERION reviewing it against the commercial brief.

  4. Launch and measure

Work goes live with tracking in place from the first day, so that we can see which activity leads to bookings and at what cost, rather than relying on reach and click-through figures alone.

  5. Optimise

We review performance on a regular cycle, move budget towards what works, test improvements to the booking path and report to you in plain commercial language.

Owner questions

Digital growth,
answered.

Can you guarantee more direct bookings?

No, and we would be wary of anyone who does. Demand depends on the season, the market, the property and many factors outside any marketer's control. What we commit to is a clear plan, honest measurement and steady work to improve the share and profitability of direct bookings over time.

Do we need a new website?

Not necessarily. We begin with an audit. If your current site is technically sound and converts reasonably well, improving it may be the better investment. If it is slow, hard to maintain or loses guests on the way to the booking engine, we will explain why and propose a rebuild.

Will you replace our OTAs?

No. Online travel agencies play a useful part in reaching international markets, especially for smaller properties. The aim is a healthier channel mix: less dependence on commission-heavy channels for dates you could sell directly, and better use of OTAs where they genuinely add reach.

How much should we spend on advertising?

It depends on your room count, your current direct share, your target markets and how much of the season is already on the books. We propose a budget based on those factors, explain the reasoning, and adjust it as we see what the data shows.

Who actually does the work?

NERION sets the strategy, agrees priorities with you and reports on results. The digital and technical delivery, including web development, SEO, campaign management and analytics, is carried out by PAVLA, our digital and technology partner. You deal with one team and one plan.

Can we use this service without full hospitality management?

Yes. Digital growth can be engaged on its own. We will still ask about your revenue strategy and operations, because the work is more effective when it is connected to them, but you choose the scope.

How is guest data and consent handled?

We set up tracking and CRM in a consent-aware way, in line with GDPR and the cookie choices guests make on your site. You remain the owner of your guest data, and we document what is collected and why.
