Complete Hospitality Management

The Daily Work of Hospitality, Held Together.

For owners who want their property run well without running it themselves. NERION takes responsibility for operations, teams, service and financial discipline, and reports back to you with clarity.

Our approach

One Partner Accountable for How the Property Performs

A boutique hotel in Santorini is a demanding business. The season is short, guest expectations are high, the island adds its own logistics, and every decision made in March shows up in August. Many owners end up acting as general manager, purchasing officer and HR department at once, often from another country.

Complete Hospitality Management is our answer to that. We take on the operation of your property as a whole: the people, the standards, the suppliers, the planning and the numbers. Commercial performance and digital growth sit inside the same engagement, so the team setting rates and the team preparing rooms are working from one plan rather than three.

You remain the owner, with full visibility. We agree the brief, the budget and the standards with you, then we carry the responsibility for delivering them day to day, and we tell you plainly how it is going.

What we manage

Every Part of the Operation,
In One Line of Sight

Management is not a single task. It is dozens of disciplines that have to work in step. These are the areas we take responsibility for under a complete management engagement.

  1. Guest services Arrival, departure, requests, transfers, reservations for dining and excursions, and the handling of problems when they arise. Guest services connect closely with our guest experience work.

Operational planning

Planned Around the Santorini Year

The island’s rhythm shapes everything. A property that opens unprepared rarely catches up, and one that ignores the shoulder months leaves value on the table. We plan the operation across the full year, not just the summer.

Winter and pre-season

The quiet months are when the season is won. We use them to review the previous year, plan works and renovations, and prepare the team and the property for opening.

  • Maintenance and refurbishment schedule
  • Recruitment and staff housing secured
  • Supplier contracts renewed or retendered
  • Operating manual and training updated
  • Pre-opening inspection and snagging

Shoulder months

Spring and autumn bring a different guest and a different pace. We adjust staffing, service hours and maintenance windows so the operation stays efficient without compromising standards.

  • Staffing scaled to forecast occupancy
  • Service hours matched to demand
  • Training time built into quieter weeks
  • Works scheduled around guests, not over them
  • Closing and handover plans for late season

Peak season

In high summer the margin for error disappears. Our focus moves to consistency, speed of response, team wellbeing and the logistics that keep a full property running.

  • Daily operational briefings
  • Stock levels planned around island supply
  • Contingency for ferry and delivery delays
  • Close monitoring of reviews and feedback
  • Rest and rotation for a stretched team

Choosing the right model

How Much Should a Partner
Take On?

Not every owner needs full management. Some have a strong operating team and want commercial expertise. Others want their entire property in experienced hands. Our three engagement models are built so you can choose the level of responsibility that fits, and change it later.

Model one

Digital Growth

For properties with operations and pricing in hand, which want a stronger online presence and more direct bookings. Delivered with our digital and technology partner, PAVLA.

  • Website, booking engine and direct booking strategy
  • Search, metasearch and digital campaigns
  • Content, photography direction and social presence
  • You keep operations and revenue decisions
Digital growth

Model two

Commercial Management

For owners who run their own operation but want specialist control of pricing, distribution and sales. Your team looks after the guests; we look after how the rooms are sold.

  • Revenue strategy, pricing and forecasting
  • OTA, channel manager and distribution management
  • Direct booking and digital growth included
  • Your team keeps day-to-day operations and staff

  • Staff planning, training and supervision
  • Service standards, suppliers and cost control
  • Commercial and digital growth fully integrated
  • One point of accountability, one consolidated report

Management onboarding

How a Management Engagement Begins

Taking over the running of a property is done carefully. We would rather spend time understanding what already works than arrive with a template. A typical onboarding follows five stages.

  1. Property review

We visit, walk the property with you and review the current operation: team structure, procedures, supplier terms, systems, guest feedback and the last seasons’ financials where available.

  2. Brief and agreement

Together we agree the scope, the standards you expect, the budget framework, reporting frequency and the decisions you want to keep for yourself. This becomes the basis of the management agreement.

  3. Operating plan

We prepare the operating plan for the coming year: staffing, opening and closing dates, maintenance schedule, purchasing, service standards and the commercial strategy that sits alongside them.

  4. Transition

Existing staff are briefed and supported, systems are aligned, suppliers are introduced or retendered, and the operating manual is put in place. We plan transition to avoid disrupting bookings or guests.

  5. Steady operation and review

Once the property is running under our management, reporting begins on the agreed rhythm, with a formal review at the end of each season to refine the plan for the next.

Performance reporting and owner communication

You Should Never Have to
Chase the Numbers

Owner communication is a core part of management, not an afterthought. You will receive a consolidated monthly report and, in season, shorter updates on what matters that week. We explain what the figures mean and what we intend to do about them, and we raise problems early rather than at the end of the season.

  • Occupancy, ADR and RevPAR against budget
  • Forward bookings and pace
  • Operating costs by department
  • Payroll and staffing
  • Guest review scores and themes
  • Maintenance and capital items
  • Actions agreed and their status
Reports are prepared from your property’s own systems. Content and frequency are agreed with each owner.

Questions from owners

Hospitality Management, Answered

Do I keep control of my property under Complete Hospitality Management?

Yes. You remain the owner and the final decision-maker on anything you choose to reserve, such as capital works, major pricing strategy or senior appointments. We agree those boundaries in writing at the start, then take responsibility for running the property within them and report to you regularly.

What is the difference between Complete Hospitality Management and Commercial Management?

Commercial Management covers how your rooms are sold: pricing, forecasting, distribution, OTAs and direct bookings. Your own team continues to run the operation. Complete Hospitality Management includes all of that, plus responsibility for the operation itself: staff, housekeeping, guest services, suppliers, budgets and cost control.

Will you replace my existing staff?

Not by default. Good people who know your property are valuable, and we start by understanding the team you have. Where roles are missing or the structure needs to change, we will explain why and agree any changes with you before acting.

When should we start if we want to be ready for the season?

The earlier the better. Recruitment, staff accommodation, supplier contracts and maintenance all need lead time on the island. Starting the conversation in autumn or early winter gives enough time to prepare properly before the spring opening.

Do you manage villas and small properties, or only hotels?

Our approach is designed for boutique hotels, suites, villas and resorts. The scope is adapted to the property: a small villa collection needs a different structure from a hotel with a restaurant, and we will propose a model that fits.

How are management fees structured?

Fees depend on the scope of the engagement, the size and type of property and the services included. We discuss the structure openly during the property review and set it out clearly in the proposal, so you know exactly what you are paying for.

How often will I hear from you?

You will receive a consolidated monthly report, shorter updates during the season and a formal review at the end of each year. Beyond that, we agree the rhythm that suits you. Anything significant is communicated as soon as we know about it.
